The Closing Process
In North Carolina, real estate closings are handled by licensed attorneys to ensure your transaction is legally sound, accurate, and properly recorded.

Our firm guides you through every step of the closing process, protecting your interests from contract to keys.

Step 1
Contract Review & Opening the File
Once a purchase agreement is signed, we start on the file immediately. We open your closing file and coordinate with lenders, real estate agents, and all parties involved.

Step 2
Title Search & Title Insurance
We conduct a thorough title examination of the property’s history to ensure clear ownership and identify any liens, judgments, or encumbrances. If we find an existing policy of title insurance on the property, we will, unless you object, "tack on" to that policy.

If we tack on, our title search would begin from the date of the issuance of the existing policy.

If issues are discovered, we work to resolve them before closing. We work with a third-party title insurance so that they can issue a title policy.

Step 3
Document Preparation & Review
Our office prepares and reviews all required legal documents, including deeds, loan documents, settlement statements, and affidavits. We ensure accuracy, compliance, and transparency so there are no surprises at closing.

Step 4
Closing Appointment
At closing, we explain each document in plain language, answer your questions, and oversee the signing of all paperwork. Funds are properly handled through our trust account in accordance with North Carolina regulations.

Step 5
Recording & Disbersment
After closing, we record the deed and related documents with the county register of deeds. Once recording is confirmed, funds are disbursed to the appropriate parties, and ownership is officially transferred.

Step 6
Post-Closing Support
Our responsibility doesn’t end at the closing table. We remain available to address post-closing questions and ensure all documentation is finalized and properly stored.
